LEGAL: The Northwest Quarter (NW ¼) of Section Two (S2), Township Six South (T6S), Range Eight West (R8W), all of Mitchell County Kansas

TOTAL ACRES: 138.18 (+/-) USDA Cropland Acres

ACREAGE BREAKDOWN: All 138.18 (+/-) cropland acres are currently planted to soybeans.

BUYER POSSESSION: Buyer will receive possession after the 2026 fall harvest or January 1, 2027 whichever should come first.

BASE ACRES & PLC YIELDS: Wheat (87.80 Base Acres w/ 38 PLC Yield);Grain Sorghum (38.46 Base Acres w/ 134 PLC Yield); Soybean (9.34 Base Acres w/ 26 PLC Yield); Corn (1.46 Base Acres w/ 85 PLC Yield) Total Base Acres 137.06

TAXES: Current taxes: $1,921.76 -Seller will be responsible for the 2026 taxes and prior years. Buyer will be responsible for the 2027 taxes and all succeeding years.

TERMS: 10% of the purchase price as down payment day of auction, the balance will be due upon closing. Down payment will be escrowed with NCK TITLE, fees will be split 50/50 between seller & buyer. Title Insurance will be used; the cost will be split 50/50 between seller & buyer. Hansen Auction & Realty Co. is acting as seller's agent on behalf of the sellers.
