LEGAL: The North Half (N/2) of Section Thirteen (S13), Township Eight South (T8S), Range Eleven West (R11W) all of Osborne County Kansas.

ACREAGE BREAKDOWN: 76 (+/-) Open Acres, 102.52 (+/-) Milo Acres, 121.83 (+/-) Bean Acres

BUYER POSSESSION: Buyer will receive immediate possession to all open acres at time of auction. Buyer will receive possession to all milo & bean acres after the fall harvest or January 1, 2027 whichever should come first.

EQIP PROGRAM: This property is currently enrolled in the EQIP program. New buyer will have the option to transfer or have the current owner cancel the contract if they are not interested in staying in said program.

TAXES: Current taxes: $3441.74 -Seller will be responsible for the 2026 taxes and prior years. Buyer will be responsible for the 2027 taxes and all succeeding years.

TERMS: 10% of the purchase price as down payment day of auction, the balance will be due upon closing. Down payment will be escrowed with NCK TITLE, fees will be split 50/50 between seller & buyer.
